Marsh Road - May 2025
Marsh Rd. Project Update: Follow along and watch the progress!
Drywall Adventures
May brought us an unexpected learning experience, but we handled it like the pros we are! The drywall crews brought us sheetrock and we were excited to move into the finishing phases. Sometimes construction teaches you hard lessons you never expected - and May definitely delivered one of those education experiences.
Modern Hand Texture
For this project, we textured the whole house to get a seamless finish using a modern hand texture style. This is often referred to as the Santa Fe texture. It’s light years better than that old orange peel texture you used to see in so many homes. The result of the Santa Fe texture style is a beautiful, subtle depth that compliments the modern rustic farmhouse aesthetic we’re building.
The “Plan Twist” We Didn’t See Coming
Everything was going great until we reached the paint phase. Then, we saw something we had never seen before - once we painted the walls, hundreds of thousands of tiny little bubbles in the sheet rock finish appeared on the sheetrock finish. These opened up because gases could not escape as the sheetrock dried, leaving little pockets that opened up once they got wet with paint.rs.
The Real Culprit Behind the Bubbles
We’re told that a combination of factors contributed to this issue. The culprit is the interaction between paint, vapor barriers, and new environmentally friendly “mud” compounds that mix differently than traditional products. It is one of those rare construction mysteries where modern materials and methods cause an unexpected interaction.
Why Experience Matters in Remodeling
In the nature of remodeling, unforeseen things happen. This was definitely one of those circumstances. We spent weeks carefully spackling all of the holes and had to do a total repaint. While this didn’t cost our client any additional money, it did add a few weeks to the schedule.
Responding to Challenges
This is where having our network of over 100 skilled people really paid off. Our drywall specialists, painters, and our full-time team of four worked together to identify the problem, develop a plan and solve the issue with attention to detail.
Moving Forward
Despite overcoming the unforeseen challenge, we closed out May moving forward holding onto our momentum! Sometimes the best projects come with a learning curve, teach us something new, and this experience certainly falls into that category.
What’s Next
This challenge is behind us, and we're moving full speed ahead toward the exciting final phases that will reveal this family's dream farmhouse! Stay tuned as we move closer to revealing this family’s dream home renovation.
